1986, 4545 West 10th Avenue, Vancouver, BC
Project Value: $1,200,000. First commercial development project for Dalon. Major renovation and tenant remerchandising to existing 12,000 SF building in Vancouver's Point Grey area. Project created a fresh new retail and office component to the Point Grey community. Dalon coordinated all permits, consultant coordination, construction management, and leasing and was both a financial and development partner in the project.
1986 - 1987, Kensington Square Plaza, Burnaby, BC
Complete renovation to existing Safeway anchor and adjacent retail, plus addition of new pads, and tenant mix re-merchandising to create successful, vibrant, new 127,000 SF shopping experience for North Burnaby residents. Dalon was a consultant to the construction and tenant coordination phase of the project.
1987 - 2000, Columbia Square Plaza, New Westminster, BC
New construction of 180,000 SF shopping center with IGA Plus, London Drugs, LCB, Rogers and many more including new 12 story concrete condominium tower. Project played a key role in the revitalization of Columbia Street and waterfront development then occurring in New West. Dalon was a consultant to the development and construction phase of the retail plaza and residential tower.
1989 - 1991, Meadow Vale Plaza, Pitt Meadows, BC
New construction of a 105,000 SF shopping center with IGA Plus, CIBC, McDonalds, Theatres and more retailers. Project is located on busy corner of Lougheed Hwy and Harris Rd in the fast growing Pitt Meadows municipality. Dalon coordinated all permits, consultant coordination, construction management, and leasing for entire project and was both a financial and development partner in the project.
1991, Harris Road Petro Canada, Pitt Meadows, BC
New 9,000 SF Petro Canada Gas Bar and Hasty Market Convenience Store, Car Wash, and more convenience retailers located at the busy intersection of Lougheed Highway and Harris Rd. Dalon was a financial and development partner in this project.
1990 - 1991, Gibsons Park Plaza, Gibsons, BC
New construction of 85,000 SF shopping plaza with an IGA Plus, Woolworths department store, McDonalds, and many new convenience retail services located on the main highway heading to all of the Sunshine Coast. Dalon coordinated all permits, consultant coordination, construction management, and leasing for entire project and was both a financial and development partner in the project.
1992, Schoolhouse Square, Coquitlam, BC
New build 35,000 SF convenience plaza on the corner of Schoolhouse Rd and Lougheed Hwy with KFC, Wendy's, ABC Restaurants, General Paints and more. Project is adjacent to Real Canadian Superstore. Dalon was a financial and development partner in the project.
1994, Residential Construction, Kelowna
Purchased Single Family Lot in City of Kelowna and built single family home for resale.
1998, Executive Townhouses, Kelowna, BC
4 unit Executive Townhouse project located on Lakeshore Drive in the exclusive Mission area of Kelowna. Dalon was a financial and development partner in the project.
2005, Prince of Wales Convenience Plaza, Regina, SK
New construction 32,000 SF retail plaza with Tim Hortons and Sleep Country Canada, plus other new retail, located near Wal Mart on Highway 16 in East Regina. Dalon completed the predevelopment and permit application approvals of the project but did not remain in partnership to it's completion.
2005 - 2006, The Vistas at Crystal Lake, Grande Prairie, AB
New build 93 Unit condominium development located in the Crystal Lake neighborhood of Grande Prairie. Dalon was Development Manager and completed permitting, design, consultant coordination, and construction management of this project. Project used offsite modular construction, delivered to site in fully completed units, assembled, and stacked. Project was taken from raw land to purchaser turn over in under 12 months. Project sold out on completion. Dalon was a financial and development partner in the project.
2007, Best Western Hotel, Whitecourt, AB
Located at the south entry to Whitecourt, this was a new 110 room hotel and indoor pool/waterslide taken to complete design drawing Building Permit Application stage. Dalon coordinated consultants and applications and applied for modular construction method. Best Western franchise brand approved. Project was stopped due to economic conditions. Dalon was a financial and development partner in the project.
2007, Lethbridge Fas Gas, Lethbridge, AB
New 7,200 SF Fas Gas gas bar and Convenience Store, Automated Car Wash with a Great Canadian Oil Change. Project is located on Hwy 43 which has become the main commercial traffic corridor to the USA. Dalon is a financial and development partner in this project.
2009, Rexall Drug Store, Victoria BC
Sourced and purchased property, and coordinated rezoning and Development Permit for development of a new 12,000 sq ft Rexall Drug Store in Victoria, BC. Dalon was contracted to Rexall drugstores.
2012 - 2013, Tim Horton's, Chilliwack, BC
Project Value: $2,100,000. Tim Hortons Drive through model with walk-up counter. Located in Chilliwack at high exposure corner of Young Rd and Airport Rd. Project obtained lowest cap rate value seen in Chilliwack. Completed April 2014. Dalon was a financial and development partner in the project.
2014 - 2015, Tim Horton's and Co-Op Gas Bar, Convenience store, Penticton, BC
Project Value: $5,500,000. New Tim Horton's and Co-Op Convenience store / Gas Bar located at 2007 Main Street, Penticton. This is prime retail corner in the heart of the Retail Commercial district of Penticton. Project Open to public October 2015. Dalon is a financial and development partner in the project.
2014 - 2015, Tim Horton's and Co-Op Gas Bar, Convenience store, Vernon, BC
Located at the corner of 27th Street and 35th Avenue, this site is on the busiest traffic corridor in Vernon. The project encompasses a full size freestanding Tim Horton's with double stacking drive-through for 20 vehicles and a Co-Op Gas Bar with 6 Dive-In pump lanes and Convenience store. Project will be completed in September 2015. Dalon is a financial and development partner in the project.
2013 - Present, Woodlands Subdivision, Dawson Creek, BC
The Woodlands Subdivison is located in Dawson Creek, BC and is 84 acres of residential development land. The first 6 Acres have now been built, into 30 residential lots, completed For Sale in the Spring of 2014. Dalon is a financial development partner, and assisted in project financing, construction, and sales and marketing. 3 modular style Show Homes have been built by Woodlands and half the subdivision has been sold. Remaining lots to be self developed and sold to local builders in 2015. Dawson Creek is located atop the prolific Montney Gas Reserve and is positioned for substantial growth as LNG takes shape in the Province. Further single and multi-family parcels will be developed as demand requires.
